Typical Lease Terms

2-25 YEAR LEASES

Usually our clients want a term of at least 5 years, however, often we can secure properties with shorter leases as well.

CONDITION GUARANTEED 

The asset must be returned in the same condition at the end of the agreement, minus fair wear and tear. 

RENT GUARANTEE - NO VOIDS

Every lease agreement is structured with a rent guarantee to the landlord, with no void periods.

REPAIRING LEASE

Most of our clients prefer IRI (Internal Maintenance & Repair) terms, however some are happy with an FRI (Full-Repairing & Insuring) lease.

Start

To get started, we need to clearly understand your property and objectives.

  • The lease terms required  

  • Your long-term plan / exit strategy

This will be discussed in person, on Teams, with a senior member of Orion, and usually takes 20-40 minutes. 

After this discussion, an Non-Disclosure / Non-Circumvent agreement is required to be signed.

Source

Before progressing, we require floor plans, photos & compliance documents to be shared by you to ensure the property meets our requirements and standards. 

 

Once we have this clear understanding, our team will begin engaging with our network and generating interest.

Secure

When we receive interest from a client on the terms agreed, we will arrange a time to show them around your property. 

Thereafter, they will submit a formal proposal.

When you are happy and everything is approved, we will then proceed to securing the agreement.
